Land is sold in mixed units on purpose. Normalise both to price per square metre and the cheaper deal is obvious.

Before you pay
Always confirm the title at the lands registry, walk the beacons with a licensed surveyor, and check the acreage on the title matches what's on the ground. A price that looks cheap per plot can be dear per m² — and the wrong size on the title beats any bargain.
“Points” is agents' shorthand for hundredths of an acre — 23 points = 0.23 acre. A “50 × 100” is 5,000 ft², slightly under an eighth of an acre (0.115 vs 0.125).
