Stamp Duty & Land Rates

Property transfer tax · Kenya

↗ LeadAfrik

Estimate the stamp duty on a Kenyan property transfer, plus indicative legal and Land Registry fees and your total transaction cost. Stamp duty is assessed on the Government Valuer's market value, not the price you agree — so enter the higher of the two if you can.

The Transaction
Reliefs & Exemptions (optional)

Exemptions are not automatic — you must apply to the Collector of Stamp Duties with a statutory declaration and supporting documents.

Other transaction costs (indicative)
Land rates are a separate, annual charge levied by your county government — not a one-off transfer tax. They vary widely by county and by property, and counties update them often. We do not show a single national figure because there isn't one. Pick your county above and confirm the current rate with that county's revenue office or self-service portal.

Sources & notes

Rates current as of June 2026 — always confirm with KRA and the Ministry of Lands before you transact. Stamp duty is assessed on the Government Valuer's market value, and the urban/rural boundary follows the gazetted list of towns and municipalities (expanded by the Ministry of Lands in April 2024).
