The Rates tab holds the MRI rate and the income thresholds, each editable and dated — because tax rates change by law, you confirm the current figure on KRA iTax and, if it's moved, edit one cell. On the Rent tab you log the rent received each month per property; the tax due computes on the gross automatically.

The Dashboard totals your gross rent and the MRI due, shows your effective rate, and checks whether your annual rent falls inside the MRI band — below the lower threshold or above the upper one, different rules apply, and it tells you so rather than quietly giving a wrong number. The formulas are locked; only the yellow cells accept typing.

Frequently asked questions

What is the MRI tax rate in Kenya?

Monthly Rental Income tax is charged on gross residential rent and, from 1 January 2024, the rate was reduced to 7.5%. The template ships with 7.5% on the Rates tab, dated, but you should always confirm the current rate on KRA iTax and edit the cell if it has changed.

Are expenses deducted before MRI?

No. MRI is charged on gross rent received — no expenses, no interest, no repairs are deducted. That's what makes it simple to compute, and it's why the template applies the rate straight to the rent.

Who does MRI apply to?

It applies to residential rental income between the lower and upper annual thresholds on the Rates tab. Below the lower threshold or above the upper one, different rules apply — the Dashboard flags this so you don't misfile. Confirm your position with KRA.
